Dubai is planning for a city it does not have yet. Every figure it publishes points the same direction: a metro line dated to 2032, an airport sized for 260 million passengers, an island resumed after fifteen years, a population target of 5.8 million. None of it is required by today's demand. All of it is contracted anyway. Other cities build for the traffic they have. This one builds for the traffic it intends to cause.

There is a tunnel boring machine under Dubai right now. Blue Line tunnelling began in May 2026 — 30 kilometres and 14 stations, cutting east toward Dubai Silicon Oasis and International City, due to open in 2029. Above ground, nothing about your commute has changed. Below it, a machine the length of a football pitch is grinding forward metre by metre. The most consequential thing happening in this city this year is happening where no one can photograph it.

The largest group of people in Dubai is aged 30 to 34. They made up 15.45 percent of the population in 2025 — the single biggest age band in the city. Not retirees. Not children. People at the exact point in life where careers compound and families start. That is what a migration-built city looks like in a chart. Most cities age. This one keeps getting handed a fresh cohort.

There are taxis in Dubai with nobody in the front seat. Fully autonomous RT6 vehicles from Baidu's Apollo Go began operating here, carrying more than 40 sensors each — high-precision lidar, multi-band radar, cameras — making decisions in live traffic. The first ride was taken by the Crown Prince, to a government summit. Public rollout was set for the first quarter of 2026. The driverless metro took fifteen years to feel normal. This one won't get that long.

Dubai just approved a AED 34 billion metro line that nobody will ever see. The Gold Line runs 42 kilometres and 18 stations entirely underground — the first fully buried line in the network, at depths reaching 40 metres. It links Al Ghubaiba in the old city to Jumeirah Golf Estates, crossing Business Bay, Meydan and Mohammed Bin Rashid City. Approved 22 April 2026. Tunnelling machines will do the whole thing. Dubai's landmarks are all above ground. Its biggest transport project ever will be invisible.

Dubai is about to let you pay rent monthly. Interest free. Under a Land Department scheme launching this month, a participating bank pays your landlord the full year upfront. You then repay the bank across twelve months at zero interest. No more chasing four cheques. No more emptying an account every January. Officials say no city has implemented this inside its rental system before. Dubai's landlords have always been paid a year in advance. That part didn't change — who pays them did.

Dubai cut a canal through the most expensive land it owns. 3.2 kilometres of water driven from Business Bay out to the Gulf — not reclaimed seabed, not empty desert, but the built-up middle of the city. Opened November 2016. It turned Downtown and Bur Dubai into an island. The waterfall under Sheikh Zayed Road switches itself off when a boat passes beneath. Most cities build around what is already there. This one moved the sea inland.

Dubai counts its population in real time. Nine government bodies — residency, transport, electricity, health, municipality, land, education, economy — now feed one live census system, updated continuously rather than every ten years. That's why the city can tell you its population to the individual person on a given afternoon. Most countries publish an estimate and wait a decade to correct it. Cities run on data. This one decided not to run on old data.

Dubai finished the world's first air taxi station before the taxis arrived. The vertiport sits near Dubai International, built by the transport authority with Skyports, designed to plug straight into the metro and bus network. Six locations are planned. Early fares were quoted from around AED 350 for a flight of roughly fifteen minutes. Aircraft are electric and, they say, far quieter than a helicopter. The hard part was never the aircraft. It was getting a city to build somewhere to land.

Dubai wants a quarter of all journeys driverless by 2030. Not a pilot. A stated target: 25 percent of every trip taken in the city, with no human at the controls. The metro already runs that way. Taxis are starting. Air taxis are next in the queue. A dedicated command centre is already wired into the city's traffic systems. Most cities are debating whether to allow this. This one has put a percentage on it.

17,000 piles are already in the ground. That is the current state of Al Maktoum International — plus 45 million cubic metres of earth moved and 10 million work hours committed in fifteen months. No terminal. No roof. No photographs worth publishing yet. AED 13 billion of contracts have been awarded this year, with AED 55 billion more due before December. The most expensive thing being built in this city today is still a hole in the desert.

A villa in Dubai sold to 169 people in under five minutes. It went out as tokens on a Land Department platform — AED 1.75 million split into fractions, bought by investors from 40 nationalities before most people finished reading the listing. Settlement in dirhams. Title registered with the Land Department, not offshore. Minimum entry on the current platforms is around AED 2,000. Property has always been the slowest asset to move. Someone just made it liquid.

Dubai added 161,335 people in seven months. The population clock read 4,741,335 on 30 July 2026 — up from 4.58 million at the end of 2025. That is roughly 760 new residents every day, arriving with luggage and a lease. Growth dipped in the first quarter, then accelerated again in the second. Cities argue about whether people are leaving. This one publishes a live counter.

The most copied chocolate bar on earth is named after a city, not a brand. Dubai chocolate was invented here in 2021 — milk chocolate, pistachio and tahini cream, shredded kadayif pastry. A Filipino chef and an Egyptian-British engineer, working from a craving. Social media found it in 2024. Within months it was being imitated on every continent. Most people eating it have never been here. Dubai exported a flavour before anyone thought to sell them a ticket.

One mosque in Dubai lets anyone walk in. That is the entire point of it. Jumeirah Mosque opened in 1979 in Fatimid style — a gift from one ruler of Dubai to his son. Six days a week it runs guided visits for non-Muslims under a programme called Open Doors, Open Minds. Coffee and dates first. Then questions, including the difficult ones. The most photographed building on that road is also the one that answers back.

Dubai switched off its most famous attraction for five months. The Dubai Fountain fell silent in April 2025 — the lake drained, the floor rebuilt, the lighting and sound stripped out and replaced. It came back on 1 October. Jets still reach 140 metres, the choreography now run with robotics. Watching it costs nothing. It never has. The most expensive thing in Downtown is also the only free one.

The floor just disappeared. Since April 2026, Dubai's two-year property investor visa has no minimum purchase value at all — the AED 750,000 threshold is gone. The ten-year Golden Visa still sits at AED 2 million, and multiple properties can be combined to reach it. One route got cheaper. The other didn't move. Residency here has always been sold in tiers. The bottom one just opened.

A common law jurisdiction sits inside Dubai. About 110 acres of it. Within the DIFC, cases are heard in English, under common law, with binding precedent — a separate court system from the Arabic-language civil law courts a few streets away. Two parties anywhere in the world can name it in a contract and be heard there, with no connection to Dubai at all. Established 2004. Hearing cases since 2006. Dubai didn't ask foreign capital to trust its courts. It built a second set they already trusted.

It rains every thirty minutes on a street in the middle of the Gulf. Raining Street runs one kilometre across an island in The World archipelago, held at 27°C while the mainland sits above 45. Cold water falls from pipes concealed in the buildings. There is a snow plaza a short walk away. The rest of the city builds indoors to escape the heat. This one rebuilt the outdoors instead.

The richest night in horse racing, and you cannot place a bet. Meydan pays out $30.5 million across nine races in a single evening — $12 million on the feature alone. Horses fly in from Japan, Kentucky, Newmarket, Hong Kong. Gambling is illegal in the UAE. There is no bookmaker on the grounds. The prediction competition is free to enter. In most of the world, the purse is funded by the people betting on it. Not here.

The dirham hasn't moved since 1997. 3.6725 to the dollar. Not approximately — exactly, every single day for nearly thirty years, held there by the central bank. It's why nobody here checks a rate before signing a contract. And why interest rates in the UAE follow Washington rather than anything local. Stability is the one feature nobody notices. It's also the reason the money came.

The world's tallest hotel opened last November. It replaced the world's tallest hotel. Ciel rises 377 metres over Dubai Marina — 82 floors, 1,004 rooms, an infinity pool 76 storeys up. The record it broke belonged to the Gevora, on Sheikh Zayed Road. Same city. Same skyline. Same decade. Dubai stopped competing with other cities a long time ago. It competes with itself.

Nobody drives the Dubai Metro. Nobody ever has. The system has been fully automated since it opened in 2009 — which means the front of the train has no cab. Just glass, and the track running out ahead of you. That carriage is Gold Class. Double the fare, and the fare is small. It runs past the Burj Khalifa, the Museum of the Future, the Marina. The best view in the city isn't sold as a view at all.
